01

Establish what can be reused

We review the available SAP reports, XML files, drawings, specifications and correspondence. Usable information is retained where appropriate and gaps are listed before further modelling begins.

02

Diagnose the actual problem

A failed or delayed assessment may stem from fabric, thermal bridging, services, ventilation, renewables or incomplete evidence. We separate genuine performance issues from missing or inconsistent inputs.

03

Complete the shortest sensible route

We rebuild or update the model as required, test proportionate changes and explain what the architect, contractor or client must provide. At as-built stage, we coordinate the remaining evidence and final EPC process.

RELEVANT PROJECT EXPERIENCE

Similar buildings.
Practical outcomes.

Selected anonymised examples showing how the assessment supported design, compliance or completion.

01

Three completed flats

Incomplete as-built information reconciled

Available reports and final specifications were reviewed across three flats, with gaps resolved before the completion calculations were finalised.

The three EPC results were completed at ratings 67, 74 and 68.
02

Takeover assessment

Project records recovered after the original route stalled

Drawings, issued reports and current specifications were checked to determine what could be reused and what needed to be rebuilt.

The client received a single action list and a defined path to final certification.

COMMON QUESTIONS

Clear answers.
No guesswork.

01Do you need the original SAP file?+

It is helpful but not always essential. If the editable file is unavailable, the model may need to be rebuilt from the drawings, reports and specifications.

02Can you improve a failed result?+

Yes. We identify why it fails and test practical changes, but any recommendation must still match what can be designed and constructed.

03Can you lodge an EPC prepared by another assessor?+

The final assessor must be satisfied that the model and evidence are accurate. We first review the information and confirm what can legitimately be reused.
